Wittson/Wigton September 3 Update

Progress Update:

  • L8 North&West – installation of furniture starting – finishing of punchlist work
  • L4 – wall guard finishing outside labs 4033, 4037, 4038.
  • North plaza – minor grading work continues

Schedule:

  • L8 – NM Pulmonary space – Move-in early October
  • L6 staircase – Laminate work starting 12-16-21
  • L5 – moving furniture, installing carpet on September 3-5
  • L4 –hallway work to be complete by Sept 7
  • L4 – carpet work on north hallway on 8-28-21
  • North Plaza – Screen wall work starts 9-3-21

Budget Status: Approved Budget = 31.4M Planned Spend = 31.4M

Wittson/Wigton June 4 update

Progress Update:

  • L8 North&West – Inspections on top of wall. Drywall top out 1 side.
  • L8 – Rare book room – Working on removal of south temp hvac unit and converting over to permanent unit.
  • L5 – Dimensional Innovations (exhibit) work touch ups. Lighting adjustments, signage
  • Wittson Hall – level 5 – June 8 move in scheduled for 5025
  • L4 – Dimensional Innovations (exhibit) work nearly complete. Exhibits are shrouded. Work around new Dunkin space. Hallway work south side. Touch ups in hallway intersection.
  • Lab 4004. HCI working on card access June 8.
  • L4/L3 – Working on 42nd street vestibule, Door automatics in process. Electronics delay in auto operators/card readers.
  • Wittson Hall – Level 2 – finishing touches on CM breakroom.
  • AVISPL – Working on programming finishing touches.
  • Heritage – Working on Canopy, punchlist
  • Exterior – South Courtyard – working on move out of material, sod, removing fencing, cleanup. Sculpture install complete.
  • Exterior – Northwall Plaza – lighting, benches, pavers, landscaping, irrigation system
  • Exterior – Emile Ramp – light bases start installing next week.

Schedule:

  • L8 Library – touchups in common space rooms. Moving over to temp unit cooling next week.
  • Wittson Hall – level 8 NM Pulmonary space – Late Aug 21’  
  • L7 – Staining work June 7
  • L6 staircase – TBD based on laminate delivery. Should know by end of Day 6-4-21
  • L4 – Coffee Cart –Tentative ETA on completion –June 23-30. Temp wall around coffee bar to be removed approx. June 14
  • L3 Hospitalist PH 2 part 3 – Office work in 3044 progressing
  • Level 3 – South Hallway outside CAST – new ceiling, lights to start after 42nd St. vestibule opens.  
  • Heritage Center Completion of audio visual – Substantially complete, minor programming edits ongoing. Done by June 9
  • Exterior – South Courtyard – Dedication June 10
  • Exterior – Northwall Plaza – dedication June 16
  • Heritage Center Grand Opening – June 29 (private event June 10)

Williams Science Hall Update 5/15/20

WSH activities from this week and looking forward:

Elevators and Elevator lobbies:

  • Both passenger elevators are temporarily shut down for construction activities in the lobby ceiling areas
  • Card Access work complete, for now, on all elevators
  • O’Keefe also fixed a gate that was causing an issue

Construction Activities:

  • All floors:
    • New Air Handler Unit 1 – arrived on 5/9 and is being installed and connected to Phase 1 areas
    • Drywall is going up on all floors
    • Acid waste vent piping issue identified and is currently being resolved
    • New ceiling has started in auditorium
    • Electrical and plumbing work is ongoing – new electrical room on 1st floor is live; new panels on 3rd and 5th.
    • IT closets are being outfitted – 4th floor first; 2nd will follow
    • Atrium ceiling framing is in-process
  • Other:
    • Phase 1 Key meetings complete for almost all Phase 1 occupants: Dr. Marky and Dr. Klepser as well as vacant/shared areas scheduled for week of 5/18
    • Any building issues, please contact me prior to contacting Facilities. If the problem is project related, I can respond much quicker with the GC or reach out to Facilities if the issue is not project related.
  • Exterior:
    • EPHIS and other exterior work expected to start-up soon
    • Framing for new glass at front entrance and 2nd floor break room area continue

Safety:

  • 2 “false alarm” fire alarms occurred this week due to a potentially faulty smoke detector that was disabled (was to be replaced in Phase 2) – firewatch extended to include the 4th floor elevator lobby for the interim.
    • I have contacted the Omaha Fire Dept. and Firehouse 34 (first responders to UNMC) again re: access to WSH as it appears to have been challenging with a 2nd level entrance.
  • Only authorized personnel in the construction areas and only with PPE
  • Please continue to report any issues (e.g. unexplained odors) as they arise

Schedule & Budget:

  • Phase 1 anticipated completion – TBD. A meeting is scheduled with Meco-Henne for 5/18 re: construction delays.
    • Relocation schedule draft in-progress for Phase 2
    • Planning for Phase 2 lab work in occupied labs in-progress
  • Phase 2 & Substantial Completion is August 2020
  • Final completion: Fall 2020
  • Budget items: no new issues; change order #4 pricing in process – this pricing will merge with CO #3 due to timing.

Williams Science Hall Update 4/17/20

WSH activities from this week and looking forward:

Scheduled Building shut-downs:

  • Electrical shut-down: Thursday, April 16 – COMPLETE!
  • HVAC (Exhaust only) shut-down: Friday, April 17-21 (max) – underway!
    • The exhaust impacts fume hoods and restroom exhausts
    • Regular supply and return air is not affected nor are building temperatures

Phase 1 update:

Construction:  

  • Atrium ceiling still under construction
  • The new exhaust unit and fans are in position on the roof and Falcon is working on connecting the equipment to the new ductwork in Phase 1 as well as the existing ductwork in Phase 2.

Elevators and Elevator lobbies:

  • Both passenger elevators are planned to be shut down entirely until the end of Phase 1 (June) to allow elevator lobby above ceiling work to begin, starting on 1st floor.
    • Actual shut down start date is TBD (week of 4/20 or 4/27)
    • Why shut down? The elevators are original to the building (1975) and do not allow us any control on locking out floors or even adjusting the fire recall floor, etc.
    • With the reduced population on campus, this is the best time to proceed. Occupants can utilize the central and east stairtowers as well as the service elevator
  • Card Access work is moving forward on the elevators
  • The service elevator is not be impacted at this time
  • All floors:
    • Drywall is going up on all floors; 3rd and 4th complete – moving down to 1st and 2nd
    • Electrical and plumbing work is ongoing – new electrical room on 1st floor is live
    • Ductwork insulation is complete
    • Fire sprinkler system design is complete and installation is in-progress
      • 4/18 – General Fire will be onsite to complete work on all floors and in the atrium
      • Fire panel will be on hold 7am-4pm (firewatch already active; CRA was held 4/16)
  • Other:
    • Signage for Phase 1 ordered (room numbers and stair tower / egress signs only)
    • AV has begun ordering equipment
    • New IT equipment on campus – install expected late April or early May
    • I will be scheduling Key meetings for all departments so door hardware can be ordered
  • Exterior:
    • No definitive date on exterior start-up with current temperatures.
    • Southwest corner on 2nd floor is demoed out for new break room area

Safety:

  • Only authorized personnel in the construction areas and only with PPE
  • Please continue to report any issues (e.g. unexplained odors) as they arise

Schedule & Budget: No changes at this time.

  • Phase 1 anticipated completion – shifting to May; Atrium the end of June
    • Relocation schedule draft in-progress for Phase 2
    • Planning for Phase 2 lab work in occupied labs in-progress
