Williams Science Hall Update

Progress Update: Not a lot of change from last week as we wrap up Phase 1 levels 3 and 4 for partial occupancy

  • Air Handler 2 – delivery schedule for September 1-2
    • Crane onsite on the East side of the building – 2 days
    • 1 day shutdown for tie-in – this will be October timeframe
  • Flooring installation complete on 3rd and 4th floors
  • Ceiling is installed on 3rd & 4th
  • Restroom tiling finishing on 1st floor; final fixture installation
  • New RO piping installed in Phase 1
    • RO System shutdown planned for Tuesday, 9/8 – water will be supplied during this time
    • Estimated duration is 4 weeks
  • Electrical and plumbing work is finalizing on 3rd and 4th; ongoing on 1st and 2nd  
  • HVAC ductwork for AHU2 almost complete in preparation for the unit’s arrival
  • IT closets are all set – new switch installation starting today!
  • IT cabling is complete – awaiting termination
  • Glass railing system for 2nd floor catwalk and atrium stairs is onsite – installation has started
  • New door installation in progress on 2nd and 1st
  • Card reader rough-ins – need IT
  • Elevators and Elevator lobbies:
    • Interior finishes ordered
    • Floor leveler installation 8/31
  • Exterior:
  • EIFS work started on North and West facades 
    • The underside of the soffit on the Southwest corner was demoed
    • New glass installed with fritted pattern – almost complete

Schedule

  • 9/3 – 3rd & 4th floors complete on Phase 1 (temp Cert. of Occupancy)
  • 9/8 – relocations of Phase 2 occupants to start
  • 9/10 – Phase 2, 4th floor, South ½ work to begin
  • 9/14 – Phase 2, 3rd floor work to begin
  • 9/22 – Atrium and Phase 1 floors 1 and 2 (temp Cert. of Occupancy)
  • Contractor Substantial Completion: 03/15/20
  • First Use of Space: Varies by temp Certificate of Occupancy; I will keep everyone informed as we near each groups move date
    • 1st series of moves are Phase 2 occupants over to Phase 1 space

Budget Status:

  • Approved Budget = $12,673,300
  • Planned Spend = $12,587,799

Key Risks or Issues:

  • Occupied Building and impact during building system shut-downs and construction activities in Phases
  • New IT closets activated / jack activation for Phase 1 occupants and transition in Phase 2
  • Occupied labs (Murry/Lyubchenko) and scope of work coordination
  • Budget: “less than” mindset

Decisions or Resources Needed:

  • None at this time but will continue to coordinate with occupants and UNMC partners to keep progressing.

Wittson/Wigton weekly update

Progress Update:

  • Demolition on Level 8 – still in progress.
  • L8 Rare book room HVAC. Material submittals in process.
  • L8 discussions in progress about end user. Layout optimization.
  • Punchlist, Furniture, Move-in on Level 7 and 6 – still HCI working on punchlist items, a few extras are being planned/quoted, Frosted Film, donor TV screen(PO approved).
  • Level 5 – More 1hr wall rating work continues next week. Some demolition starting electrical removals. WCOI will be moving a desk up to L8 storage.
  • Lab 4004 working on Demo.
  • L4 working on west side construction of new connection point to heritage. MEP work.
  • L4 discussions taking place on cordoning off center section of L4 for construction – Elevator will be taken offline during work.
  • L2 working on locker rooms, framing, drywall, electrical.
  • L2 and L4 – finishing lockers in temp spaces while construction continues on L2 new locker room. (in session Aug 24)
  • L2 – sterilizer moving over from Eppley Science around Aug 31.
  • University tower L3-L6 – working in progress on vertical HVAC risers which serve Heritage atrium.
  • Eppley Science – signage install in progress to direct traffic to alternate door. South door will be closed. Primary entrance will be via door off the west side of the loading dock (has card access installed) – Communication on this change will be sent out this morning.

Progress Update:

  • Demolition on Level 8 – still in progress, about a week left.
  • L8 Rare book room HVAC. Material submittals in process.
  • Punchlist, Furniture, Move-in on Level 7 and 6 – still HCI working on punchlist items, a few extras are being discussed, Frosted Film, donor TV screen.

  • L4 Move out is complete. Area will become a construction area Aug 21

Progress Update:

  • Reminder: Domestic water shut-down – Saturday, 8/15, 8am to 12pm (sinks, toilets, drinking fountains, eyewash stations, and decon showers)
  • Air Handler 2 – delivery and installation – pending new date (will be a Saturday)
    • CRA pending – 1 day shutdown for tie-in (same as delivery day)
    • Crane onsite on the East side of the building – 2 days
  • Brick paver demo on 1st and 2nd floors – complete. (South entrance at later date)
  • Flooring installation 3rd floor in-progress
  • Ceiling grid installation – complete
    • Ceiling pads following final inspections
  • Final Above Ceiling Inspections for 3rd and 4th
  • Restroom tiling finishing on 1st floor; fixture installation

  • HVAC ductwork for AHU2 almost complete in preparation for the unit’s arrival
  • IT closets are being outfitted from top down – floor sealed, cabinets on campus for switches; UPSs, etc.

  • Elevators and Elevator lobbies:
    • The power to both passenger elevators was restored for contractor use. This will help reduce traffic in the occupied area and increase efficiency in the construction area
    • Interior finishes were approved and ordered
  • Exterior: No change this week.
    • EIFS work to resume 8/17 and continue all week on North and West facades 
      • The underside of the soffit on the Southwest corner to be replaced in its entirety
    • New glass installed with fritted pattern – almost complete

    • Air Handler One is operational (Phase 1)
      • Need IT cabling for Siemens Controls
    • Planning for Air Handler Two is underway – tentatively scheduled for 8/8 deliver/install
    • Priming and 1st coat – all floors
    • Ceiling grid installation – all floors
    • Restroom tiling finishing on 1st and 2nd floors; fixture installation
    • Electrical and plumbing work is ongoing
    • IT closets are being outfitted from top down
    • IT cabling is being installed
    • Framing of North end feature wall has started
    • Glass walls on 3rd and 4th floors in atrium/elevator lobbies has started
  • Elevators and Elevator lobbies:
    • The power to both passenger elevators was restored for contractor use. This will help reduce traffic in the occupied area and increase efficiency in the construction area.
    • All elevator lobbies are behind the construction barrier
      • North side of 2nd floor only
      • South entrance TBD – likely at the end of the project for minimal impact
  • Other:
    • Meco-Henne has hired an additional cleaning crew for the occupied areas, including restrooms and stair towers
      • There are still portable toilets on the East side of the building
  • Exterior:
    • EIFS and other exterior work – North side demo and new caulking complete – still to paint
      • The underside of the soffit on the Northwest corner may need to be fully replaced due to existing condition
    • New glass / framing is ongoing
      • Glass installation continues on the atrium (replacement glass)

Safety:

  • Only authorized personnel in the construction areas and only with PPE
  • Please continue to report any issues (e.g. unexplained odors) as they arise

Schedule & Budget:

  • Phase 1 and Atrium anticipated completion – An updated schedule was provided on July 1, by Meco-Henne. Facilities is evaluating.
    • Phase 2 sub-phasing plan was submitted and I will schedule meetings with those affected by the work
  • Budget items: no new issues; change order #3 final pricing received and Change order issued.
    • Tracking under budget currently, the shift to Phase 2, relocations, firewatch, etc., and final move-in pricing to be considered
    • Additional bike rack area presented on Southwest corner

    • Electrical and plumbing work is ongoing
    • IT closets are being outfitted from top down; Switches to be installed once space is cooled
    • Atrium ceiling framing is complete and drywalled; scaffolding removed
    • Framing of feature wall – North side is in-process
  • Elevators and Elevator lobbies:
    • Both passenger elevators are temporarily shut down for construction activities in the lobby ceiling areas
    • 1st, 3rd, and 4th floor lobbies under construction
    • 2nd floor lobby phasing – North side work to start week of 6/22
      • My understanding is Security has not been unlocking this entrance and all traffic enters through the South, therefore, we would like to get started in this area to have it open before students return to campus
      • South entrance TBD – likely at the end of the project for minimal impact
  • Other:
    • Phase 1 & 2 final Key meetings complete  
  • Exterior:
    • EPHIS and other exterior work expected to start

McGoogan Library Renovation Update
