Williams Science Hall Update 9/25/20

Progress Update:

  • RO System Replacement in-progresswater will be supplied during this time
    • Estimated duration is 4 weeks – 9/8 to 10/6
  • Air Handler 2 – 1 day shutdown for tie-in – this will be October timeframe

Phase 1:

3rd & 4th Floors

  • SFM walked 3rd and 4th for the Official Temporary Certificate of Occupancy – fire panel / system was verified; a few penetrations in the 2 janitor’s closet and 1 in 1st floor electrical room have been addressed and photos submitted to SFM for approval and final C of O.
  • Punch list items underway – due 10/5
  • Fume hood modifications are underway by Waldinger – 1 hour per fume hood (max) and light noise expected (drill).
    • They are installing a “pan” that will allow the existing hood to operate in the new variable air flow system and, ultimately, complies with building code

1st & 2nd Floors

  • Electrical and plumbing work is finalizing
  • IT cabling is complete and terminated in new IT closets
  • Glass railing system for 2nd floor catwalk and atrium stairs is onsite – installation is progressing
  • New doors and hardware installed
  • AV completed a site walk today  
  • Ceiling grid installed
  • Light fixtures installed
  • Flooring installation is finalizing
  • Above Ceiling and Electrical inspections to be complete week of 9/28

Phase 2: 4th  (South half) and 3rd floor temp walls are in place

  • Waldinger will decontaminate and remove Bio Safety Cabinets and fume hoods starting 9/28
  • TC Room emptied of equipment and Matheson/Helgett removed CO2 & nitrogen tanks
  • Electrical demo and temp lighting is ongoing
  • Corridor work and impact under review
  • Casework and full demo to start 9/28

Exterior:

  • EIFS work ongoing
  • Landscaping to start at main entrance 9/25

  • 3rd and 4th floors are opening on a Conditional Temporary Certificate of Occupancy which allows us to move into the space prior to SFM walk
  • Punch list items underway
  • Phase 2 occupants moved 9/8-9/11 – almost complete
    • 4th floor copier moved from 4010 to 4.0.002
    • Break room on 4th off elevator lobby room 4.0.030A – Please do not use the sink at this time!

Progress Update: Not a lot of change from last week as we wrap up Phase 1 levels 3 and 4 for partial occupancy

  • Domestic water shut-down – complete.
  • Air Handler 2 – delivery tentatively – September 1-2
    • Crane onsite on the East side of the building – 2 days
    • 1 day shutdown for tie-in – this will be October timeframe
  • Flooring installation 3rd floor in-progress
  • Ceiling grid installation – complete
    • Ceiling pads following final inspections
  • Final Above Ceiling Inspections for 3rd and 4th
  • Restroom tiling finishing on 1st floor; final fixture installation
  • New RO System & piping
  • Electrical and plumbing work is ongoing
  • HVAC ductwork for AHU2 almost complete in preparation for the unit’s arrival
  • IT closets are being outfitted from top down – floor sealed, cabinets installed; UPSs, etc.
  • IT cabling is complete – awaiting termination

WSH activities from this week and looking forward:

  • Electrical shutdown – COMPLETE!
  • Air Handler 2 – delivery and installation – pending new date (will be a Saturday)
    • CRA pending – 1 day shutdown for tie-in (same as delivery day)
    • Crane onsite on the East side of the building – 2 days
  • Brick paver demo on 1st and 2nd floors continues and is almost complete. This is ALL afterhours work – approx.. 530pm-130am. 

Construction Activities:

  • All floors:
    • 1st coat of paint – all floors
    • Flooring installation on 4th floor complete; 3rd floor in-progress
    • Ceiling grid installation – all floors except the corridors
    • Restroom tiling finishing on 1st floor; fixture installation
    • New RO System piping
    • Electrical and plumbing work is ongoing
    • HVAC ductwork for AHU2 almost complete in preparation for the unit’s arrival
    • IT closets are being outfitted from top down – floor sealed, cabinets on campus for switches; UPSs, etc.
    • IT cabling is being installed
    • Glass walls on 3rd and 4th floors in atrium/elevator lobbies is almost complete
    • Glass railing system for 2nd floor catwalk and atrium stairs is onsite – installation has started
    • Final Above Ceiling Inspections pending, then ceiling tiles will be installed
    • New doors are onsite – installation following the flooring
  • Elevators and Elevator lobbies:
    • The power to both passenger elevators was restored for contractor use. This will help reduce traffic in the occupied area and increase efficiency in the construction area
    • Interior finishes were approved and ordered
  • Other:
    • Meco-Henne has hired an additional cleaning crew for the occupied areas, including restrooms and stair towers
      • There are still portable toilets on the East side of the building for contractor use
  • Exterior: No change this week.
    • EIFS and other exterior work – North side demo and new caulking complete – still to paint
      • The underside of the soffit on the Southwest corner may need to be fully replaced due to existing condition
    • New glass installed with fritted pattern – almost complete

Safety:

  • Only authorized personnel in the construction areas and only with PPE
  • Please continue to report any issues (e.g. unexplained odors) as they arise
  • Masks are required per UNMC policy

Schedule & Budget:

  • Phase 1 anticipated completion is August 28. The Atrium and L1 anticipated September 22.
    • Phase 2 sub-phasing plan was submitted and I will schedule meetings with those affected by the work
    • I have created an initial draft move/move-in schedule that I am coordinating with floor plans to share with the team
    • I am scheduling move meetings for Phase 2 occupants moving to Phase 1
  • Budget items: no new issues;
    • Tracking under budget currently, the shift to Phase 2, relocations, firewatch, etc., and final move-in pricing to be considered
    • Additional bike rack area presented on Southwest corner
    • EIFS work on SW corner

WSH activities from this week and looking forward:

  • Electrical shutdown of emergency power planned for Thursday, August 6.
    • CRA scheduled for Monday, 8/3
    • A separate email outlining the plan was sent on Tuesday, 7/28, to occupants
    • Strategic is prepared to provide any temp power support that may be needed (8/5)
  • Air Handler 2tentatively scheduled for Saturday, August 8, for delivery and installation
    • CRA pending – 1 day shutdown for tie-in
    • Crane onsite on the East side of the building
  • Brick paver demo on 1st and 2nd floors continues. This is ALL afterhours work – approx.. 530pm-130am. 
  • Exhaust System – Filters were changed Wednesday, 7/29; Falcon is working on the VFD that has malfunctioned

Construction Activities:

Williams Science Hall Update

I thought I would switch gears this week to help inject some excitement on the WSH Renovation Project.  I do have a few alerts for the next couple of weeks, etc., but today’s post includes a pictorial story of where we started at WSH in June 2019, and where we are today.

I hope you all enjoy seeing the incredible transition that has taken and is taking place every day to build this environment.

WSH activities from this week and looking forward:

  • Brick paver demo on 1st and 2nd floors  is pushed to start Monday, July 27, from 430-1130pm
    • The plan is to complete this rather noisy work afterhours.
    • The full duration of this effort is expected to last days – all afterhours.   
  • Exhaust System – I am working with Falcon to temporarily shut down the exhaust system to change the filters on Wednesday, July 29, at 7am. This will only take 1 hour.
    • There is also a Variable Frequency Drive (VFD) that is not functioning properly which Falcon will resolve
    • Both the VFD fix and the filter change should improve the current air quality issues that have been reported this week

    • Ceiling grid installation – all floors
    • Restroom tiling finishing on 1st and 2nd floors
    • Electrical and plumbing work is ongoing
    • IT closets are being outfitted from top down; Switches to be installed once space is cooled
    • Framing of North end feature wall has started
    • Glass walls on 3rd and 4th floors in atrium/elevator lobbies has started
  • Elevators and Elevator lobbies:
    • Both passenger elevators are temporarily shut down for construction activities in the lobby ceiling areas
  • All elevator lobbies are behind the construction barrier
    • North side of 2nd floor only
    • South entrance TBD – likely at the end of the project for minimal impact
  • Exterior:
    • EIFS and other exterior work – North side demo and new caulking complete – still to paint
    • New glass / framing is ongoing
      • Glass installation continues on the atrium (replacement glass)
