Wittson/Heritage Center Update November 20

Progress Update:

  • WATER OUTAGE – Nov 24th starting at 6pm ending on Nov 25th and 6am.
  • Level 8 – abatement complete, Construction starting. Center wall was removed due to asbestos. UNMC/HCI working on removing 2 adjacent room walls which will allow more open/large space.
  • L8 Rare book room HVAC. Drawings are at 100% stage from SES. Given to contractors. Recurring coordination has been setup with the contractors. Equipment Q &A is being worked through.
  • L7, L6 – Punchlist, Furniture, McGoogan staircase construction ongoing, punch list walk complete. Several small items left to do/improve.
  • Level 5 – Framing new offices currently. Mechanical and electrical rough-ins continue. Sheeting walls with Drywall.
  • Wittson Hall – Level 4 – Closed for construction on main east west hall. Working on 42nd street vestibule (exterior wall is removed). Relocations in progress for MEP on areas where floor is to be removed.
  • Lab 4004 Constructing new HVAC and Electrical, ceilings, lighting. Casework is now installed.
  • L4 working on west side construction of new connection point to heritage. MEP work,  ceiling framing.
  • L4 – Conference 4013 –AV install is scheduled for starting the 24th.
  • L3 currently a construction zone in the center of the east-west hallway. Stair access is closed to L3 at center stair.   Work pending pricing for CPR 65. CPR 65 incorporates needs for Dimensional Innovations.
  • L3 working on ceilings/paint/flooring in Hospitalist PH2 part 1. Phase 2 part 2 working on framing this week. Masonry next week.
  • L2 Punchlist work in progress on locker rooms. L2 family RR and CM breakroom working on plumbing, electrical.
  • L2 Sterilizer. Installation of sterilizer in progress. Met with Primus/Spire regarding needs for electrical last week. Main Electrical components are complete. The bulk of the work left to do is by Primus-Spire.
  • Dimensional Innovations – Working through exact needs and coordination with construction – ongoing.
  • AVISPL – Could not meet in person because of COVID/travel issues AVISPL is having in their office.
  • University Tower L3-L6 – working on terra cotta façade and windows, mechanical, electrical, framing, demo, flooring, cleanup. Some windows were mis-measured by contractors and are being re-ordered, still no ETA on those. Level 6 walk through scheduled for Nov 30.
  • University Tower L3 hallway – this was recently renovated to the west of the construction zone. Per current plans, the hallway inside the construction zone does not get finished. Working on a pricing to match UT1 hallway.
  • University Tower – east façade restoration work continues. Users please keep windows closed. Signs are posted.
  • Heritage, currently installing mechanical and electrical. Focusing on high ceiling work first. (Perforated drywall, lighting).
  • Exterior – Northwall Plaza – rebar is ready for artwork foundations
  • Exterior – South Courtyard – working on retaining walls

Schedule

Key Risks or Issues:

    • Safety – mask wearing has been hot and cold with construction workers but still an issue. Workers are now being monitored over lunchtime for proper separation.
    • Quality – punchlist timeliness has been an issue   
    • Schedule – Many areas have work happening. Covid has been an issue more and more it seems as the year goes on.
    • Budget – no contingency left.

  • L8 non-library space – Hausmann has submitted pricing to UNMC – work is approved. Contracts are being put into place to incorporate this new work.
  • L7, L6 Punchlist, Furniture, McGoogan staircase construction ongoing, punch list walk complete. Several small items left to do/improve.

Williams Science Hall October 16 Update

Progress Update:

  • Building Access update – 2nd floor South entrance is closed 2 new, temporary, 1st floor entrances available.
    • 3rd floor East entrance with card access is unchanged (card reader is working)
    • Public elevators are operational!!!
  • 3rd Floor access to Central Stairwell is closing 10/15 for 3 weeks (CRA was 10/6)
  • 4th floor access to Central Stairwell will close for 4-6 hour window to abate the flooring and then reopened. The 3 week closure is cancelled at this time.
  • RO System Replacement almost complete
    • Estimated duration is 4 weeks – slight delay awaiting a final valve.  Water will continue to be supplied.
  • Air Handler 2 – shutdown of existing and tie-in to new unit – Tentatively scheduled for 11/9; this work is anticipated to last 5 days just like we did for AHU1 – CRA pending.

Phase 1:

3rd & 4th Floors

  • Punch list items near completion
  • Fume hood modifications are underway by Waldinger – 1 hour per fume hood (max) and light noise expected (drill).

1st & 2nd Floors

  • Glass railing system atrium stairs is onsite – installation almost complete!
  • Flooring installation is finalizing – Atrium stair area and main entrance remains
  • Above Ceiling and Electrical inspections complete
  • Room/door signage installation started, completion pending
  • Punch list walk by RDG 10/13
  • SFM walk for temp C of O – 10/8 – fire systems tested and space was approved to allow the elevators to be turned on and provide emergency exits through finished space. The exits are designated with cones, rope, barricades, and signage.

Phase 2:

  • Electrical demo and temp lighting is ongoing – focusing on 2nd and 3rd floors
  • Casework and full demo underway
  • Abatement of “black glue” beneath the flooring that was demoed will start week of 10/12
  • TC room design to include 2 separate rooms with one vestibule/ante room

Exterior:

  • Column Framing has started on North & South facades
  • Landscaping at main entrance – concrete planters poured and site cleared for paver installation

Schedule

  • 10/8 – Atrium and Phase 1 floors 1 and 2 (temp Cert. of Occupancy) – SFM walked, C of O is pending
  • Phase 2 4th floor on hold temporarily
  • Contractor Substantial Completion: 03/15/21
  • First Use of Space: Varies by temp Certificate of Occupancy; I will keep everyone informed as we near each groups move date

Budget Status:

  • Approved Budget = $12,673,300
  • Planned Spend = $12,587,799

  • Occupied Building and impact during building system shut-downs and construction activities in Phases
    • Central stair and corridor work coordination and closure
  • Occupied labs (Murry/Lyubchenko) and scope of work coordination
  • Budget: “less than” mindset
    • Abatement – black glue under VCT flooring
    • Phase 2 conditions – change orders
    • Freight Elevator
    • TC area
    • Equipment room – emergency power

Decisions or Resources Needed: Extensive review of the budget and anticipated spend is underway with extended construction schedule.

Wittson/Wigton October 9 Updates

Progress Update:

  • L3 electrical work on Oct 12 – lighting will be off (except emergency egress lighting) from 6pm to midnight.
  • Level 8 – demo still in progress. Working on abatement. Starting mechanical installation
  • L8 Rare book room HVAC. Submittals are reviewed. Sent to Hausmann for ordering equipment.
  • L8 non-library space – Hausmann has submitted pricing to UNMC
  • Punchlist, Furniture, Move-in on Level 7 and 6 – still HCI working on punchlist items, a few extras are being planned/quoted, McGoogan staircase construction ongoing. Several small items left to do/improve.
  • Level 5 – Framing new offices currently. Mechanical and electrical rough ins have started.
  • Wittson Hall – Level 4 –Working on closing main east west hall. Working on 42nd street vestibule (exterior wall is removed). Removing flooring will take place soon. Date will be given so users know when the noisy work will start up again.
  • Lab 4004 Constructing new HVAC and Electrical services.  
  • L4 working on west side construction of new connection point to heritage. MEP work.
  • L3 currently a construction zone in the center of the east-west hallway. Stair access is closed to L3 at center stair.   Ceiling soffit framing work is in progress

  • Dimensional Innovations –Reviewing plans with HDR to incorporate into drawings. HDR asking for additional funds to incorporate plans. UNMC believes this should be in scope
  • AVISPL – HDR is very close to issuing the proposal request with details on the infrastructure adds.
  • University Tower L3-L6 – Vertical riser duct complete. Damper motors installed. Completing shaftwall work can start.
  • University Tower – east façade restoration work starts Monday with workers on a swinging stage outside the building. Users please keep windows closed. An email notice will be sent.
  • Heritage, working on glass, mechanical and electrical. Focusing on high ceiling work first. (Perforated drywall). Historic replica terra cotta pieces about 70% installed. Restoration work on UT columns continues.

  • Power outage – notice previously sent regarding power/HVAC outage for Oct 3.
  • Steam outage – this should not have much impact on comfort. Planned for Oct 7.
  • Level 8 – demo still in progress. Working on abatement. Starting mechanical installation
  • L8 Rare book room HVAC. Working on contract details pertaining to insurance values. SES Engineering reviewed submittals for HVAC equipment. Sent to Hausmann for comment.
  • L8 non-library space – Changes to plans are being finalized. Hausmann is working on pricing for this change.

Williams Science Hall October 2 Update

Progress Update:

  • RO System Replacement almost complete
    • Estimated duration is 4 weeks – 9/8 to 10/6
  • Air Handler 2 – 1 day shutdown for tie-in – this will be October/early November timeframe
  • Building Access update – 2nd floor South entrance is closing, 2 new, temporary, 1st floor entrances available. (See attached plans).
    • 3rd floor East entrance with card access is unchanged

Progress Update: Not a lot of change from last week as we wrap up Phase 1 levels 3 and 4 for partial occupancy

    • Crane onsite on the East side of the building – 2 days
    • 1 day shutdown for tie-in – this will be October timeframe
  • Flooring installation complete on 3rd and 4th floors
  • Ceiling is installed on 3rd & 4th
  • Restroom tiling finishing on 1st floor; final fixture installation
  • New RO piping installed in Phase 1
    • RO System shutdown planned for Tuesday, 9/8 – water will be supplied during this time
    • Estimated duration is 4 weeks
  • Electrical and plumbing work is finalizing on 3rd and 4th; ongoing on 1st and 2nd  
  • HVAC ductwork for AHU2 almost complete in preparation for the unit’s arrival
  • IT closets are all set – new switch installation starting today!
